Plumbing for Armadale's older homes
Armadale's residential history began with the land sales of May 1850. By 1890, the areas north and south of High Street were largely built up as homes.

Glen Eira has many Edwardian homes from 1901 to 1918 and interwar homes from 1918 to 1939, in suburbs such as Bentleigh, Elsternwick, Carnegie and Caulfield.
In Elsternwick North, most interwar homes date to the 1920s and are bungalows. Some are Old English style in clinker brick.
St Kilda and Elwood flats
St Kilda and Elwood saw a boom in flat building from the mid-1950s into the 1960s and 1970s. There are also early 1930s interwar flats, and interwar buildings such as Tecoma Court in St Kilda have shops on the ground floor and flats above.

Heavy rain and the Elster Creek catchment
The Elster Creek catchment covers around 40 square kilometres across Port Phillip, Glen Eira, Bayside and Kingston. It has a known history of widespread flooding.
Elwood floods more than its share of the catchment would suggest, and many properties in Glen Eira and Bayside flood in heavy rain. If your drains back up in a storm, call us to clear them.

Trees and council permits
Some drain repairs mean digging near trees. In Bayside, a tree with a trunk circumference over 155cm at 1m above ground needs a Local Law permit to remove, and significant fines apply for illegal removal.
In Glen Eira, a permit is needed to prune, remove or work within the Tree Protection Zone of any Classified Tree. We will talk this through with you before any digging.
